Residential Property Inspection Overview
Your largest investment in life deserves a thorough inspection before you sign at closing. A licensed home inspector reviews the major components of the home but a licensed structural engineer can provide an engineering opinion of the condition of the structure and structural recommendations on how to fix any structural deficiencies.
Residential Property Inspection Details
A structural inspection will visually inspect the drainage around the structure and the following parts of the structure: the foundation, the crawlspace, the roof structure, exterior walls, and interior walls.

Each component of the structure will be examined for cracking and deficiencies. Foundation cracking will be measured and categorized by severity. The floors will be checked for unusual sagging and cracking. Exterior and interior walls will be checked for cracking and movement. Brick will be checked for appropriate weep holes. The roof structure will be checked to ensure no un-safe alterations or cuts have been made. Structural opinion will be rendered on whether improvements will be needed for potentially serious problems with the structure and foundation. A signed and sealed inspection report will be provided to the customer.

Patricia Guinn is a licensed structural engineer in Oklahoma and eight other states, with over ten years of structural engineering experience with installations all over the world. She was born and raised in Tulsa, graduated from high school from Tulsa Memorial and graduated from college from Oklahoma State University. She hopes to use her structural engineering expertise to help the people in her community to find a safe home to raise their families and sturdy office buildings for their work.
